But first, there are a few insights—gleaned from my lifetime in the Toronto West and Etobicoke real estate world—that I would like to share with you here.  In my opinion, they are probably the most important things for you to remember as you proceed through this home-selling journey:

Let go of your emotions. I know it’s hard, it’s so much more than just a commodity, it’s your home, but remember, potential buyers want to see it as their home and you don’t want your emotions standing in the way of them realizing their dream.
To help potential buyers visualize your home as their home, make it anonymous—no awards or trophies, no children’s artwork, no beloved family photos, no dog bed.  Give buyers a blank canvas on which to paint their own lives.
Whether for remodeling, making improvements, or just staging the home for showing, it’s all about the kitchen! Seriously, it’s the focal point of your home from a buyer’s perspective.  Create space, not only by uncluttering the countertops, but also by removing any dishware, pots, pans, glasses, utensils—anything that isn’t absolutely essential, from all the cabinets and drawers and YES that includes the “junk” drawer! (Bonus Tip: extend this same idea to every closet in the house—the fewer the clothes in them, the bigger the closets seem!)
Always be ready to show. It may seem like a huge inconvenience, but it’s important to show your home to potential buyers when they want to see it.  Imagine if you didn’t, and they went and saw some other home at that time that they ended up buying instead of yours.  Selling a home is one game where your odds increase the more often you play!
9 out of 10 buyers begin their search for a home on the Internet, so if yours doesn’t look good there (or worse yet, isn’t there!) you’ll never get a second chance.  As your real  estate professional, I will provide high-quality creative photography needed to portray your home in the best way, but take some photos yourself and see how it looks.  Imagine you were seeing it for the first time on your computer screen, would you want to schedule a showing?  Put yourself in a potential buyer’s mind, what changes would you want to see that would make the home more interesting to you?
And finally, is selling your home really something you want to trust to Cousin Larry? I know, everybody knows someone who is “in the real estate business” maybe their second-cousin Larry or their best friend’s son-in-law or even that sweet lady they met in church.  Sure, it’s nice to help out friends and family when you can, but in this real estate market, trusting anything less than an experienced professional may not be wise.
